Loan Eligibility Criteria Against Recurring Deposit (RD)


1. Loan Eligibility Based on Maturity Value:
The maturity amount of the Recurring Deposit (RD) — which includes both the principal and interest accrued — will be treated as the base value to assess the loan eligibility.


2. One RD Equals One Loan Unit:
Each loan offered will be considered against one RD account only, and the maturity value of that RD will represent one loan unit.


3. Minimum Eligibility Requirement:
To be eligible for a loan, the customer’s RD maturity value must be at least double the loan amount requested.

Example: If a customer seeks a loan of ₹50,000, their RD maturity amount must be ₹1,00,000 or more.


4. When Eligibility Criteria is Not Met:
If the RD maturity value is less than twice the desired loan amount, the customer must open an additional Recurring Deposit account(s) such that the combined maturity value of all RD accounts meets the required eligibility.


5. Combined Deposit Consideration:
The customer may opt for multiple RD accounts, and the aggregate maturity value of these will be considered to calculate the eligible loan amount.


When applying for a Housing Loan, the borrower needs to submit a set of documents to establish identity, income, residence, and property ownership. Here’s a categorized list of standard documents required for a housing loan application in India:


1. Identity Proof (Any one of the following):

  • PAN Card (mandatory for loan processing)
  • Aadhaar Card
  • Passport
  • Voter ID
  • Driving License
  • Government-issued ID for employees

2. Address Proof (Any one of the following):

  • Aadhaar Card
  • Utility Bill (Electricity, Water, Gas) – recent
  • Passport
  • Rent Agreement
  • Voter ID

3. Income Proof

For Salaried Individuals:

  • Last 3–6 months’ salary slips
  • Form 16 or Income Tax Returns (ITR) for last 2 years
  • Bank statements for last 6 months (salary credited account)
  • Employment certificate or appointment letter (sometimes required)

For Self-Employed / Business Owners:

  • Income Tax Returns (ITR) for last 2–3 years
  • Balance Sheet and Profit & Loss Account, audited if applicable
  • Bank statements for last 6–12 months (business account)
  • GST registration, Trade License or Business Registration Certificate
  • Proof of business continuity (e.g., business address proof, past income)

4. Property Documents

  • Agreement to Sell / Sale Deed / Allotment Letter
  • Property Title Deed (chain of title if resale property)
  • Encumbrance Certificate (to prove the property is free from legal dues)
  • Approved Building Plan from Municipality or Panchayat
  • Property Tax Receipts
  • Khata certificate / Patta / Chitta or other land records (for plots or individual houses)
  • No Objection Certificate (NOC) from builder or society, if applicable

5. Employment / Business Proof (As applicable):

  • Employee ID card (for salaried)
  • Shop Act License / MSME Registration (for self-employed)
  • Professional qualification certificate (for CA/Doctors/Architects, etc.)

6. Photographs

  • Recent passport-size photographs (usually 2)

7. Loan-specific Documents

  • Duly filled and signed housing loan application form
  • Cheque for processing fee
  • Declaration or affidavit (in case of joint applicants or co-borrowers)
